What is a DA Plan and why do I need one?
A DA Plan (Development Application Plan) is a set of council-ready drawings and documentation that demonstrate how your proposed development complies with local and state planning regulations. It’s essential for formal lodgement and helps avoid delays, rejections, and costly revisions.
What types of projects require a DA Plan?
DA Plans are required for a wide range of developments including:
- Residential subdivisions
- Townhouse and multi-unit developments
- Commercial and mixed-use buildings
- Renovations or extensions that trigger planning approval
What’s included in a DA Plan package?
Each DA Plan package includes:
- Site and floor plans
- Elevations and sections
- Site analysis
How is a DA Plan different from a Pre-lodgement Plan?
Pre-lodgement Plans are conceptual documents used for early council engagement and feedback. DA Plans are more detailed and designed for formal submission, incorporating council feedback and consultant input.
Can DA Plan represent me in council meetings?
Yes. DA Plan can join the pre-lodgement meeting alongside the landowner and town planner.
How long does it take to prepare a DA Plan?
Timeframes vary depending on project complexity and council requirements. Most DA Plans are completed within 2–4 weeks. We also offer expedited services for urgent submissions.
Do I need a town planner if I have a DA Plan?
While a DA Plan provides the technical drawings and documentation, a town planner may still be required to prepare the planning report and manage the lodgement process. We work closely with planners to ensure seamless integration.
What forms do I need for a Development Application (DA)?
The forms required for a development application vary depending on the type of development, the council and the assessment pathway. In Queensland, most applications require a development application form, owner’s consent (where applicable), supporting plans and any specialist reports relevant to the proposal. Additional documentation may be required for material change of use applications, subdivisions, reconfiguring a lot applications or developments involving overlays and planning scheme triggers.
At DA Plan, we assist clients by preparing the plans needed to support development applications and can help identify the information typically required before lodgement. Where necessary, we can also coordinate with town planners and other consultants to ensure your application documentation is complete and ready for submission.
